Introduction to our company

Marlyn Home Management Inc are a full service Management Company providing extensive services to both homes owners and their guests. Home owners are offered numerous services.  These services range from the basic weekly tasks such as pool cleaning, lawn and yard maintenance, home cleaning and pest control to more adhoc and infrequent tasks. These core services will initially be contracted out but will during year two, be brought in house thus improving profit margins and creating new employment positions within the company. 

The task the company will carry out include but are not limited to, obtaining all relevant licences and permits, servicing of utility bills, maintaining an escrow account for each owner, preparation of monthly sales tax, preparation of monthly management statements and home maintenance as required.

All our management services are detailed within our contract with the owner.

The Owners 

The owners of this exciting new enterprise have a wealth of experience that will enable them to move seamlessly into property management within the US.  The President of the company, Martin Walker has worked as an I.T. professional for many years. He has the requisite skills that will enable the company to build a strong technology infrastructure and also to provide internet marketing solutions to bring business into the company.  His web design skills and expertise in search engine positioning will enable the company to secure many bookings for the home owners and thus generate revenue for the company by way of commission and value added services.

Co-Owner and Vice President Lyndsie Price has almost 19 years of experience within the tourism industry. Lyndsie has built a successful hotel business from the ground up. The success of the business has been built on good business sense and hard work.  During her time at the hotel she has been responsible for every aspect of the business from generating bookings right through to the guest departure. Lyndsie was responsible for the training and scheduling of staff, bookkeeping and accounts, guest relations, housekeeping, catering and gardening. Lyndsie was also responsible for the letting of three apartments within the town that offered guests a self catering option should they not wish to stay in a serviced hotel.

Our background in the U.S. 

As well as running their own successful businesses in the UK the owners have also branched out into owning property in the US for the past four years. The first property purchased was a four bed villa on a brand new community.  Due to successful marketing of this home occupancy rates were very high and a great number of bookings had to be turned away due to lack of availability. As a result of this success another two homes were purchased in order to accommodate all the booking enquiries that were being received. As the owners are based outside the US they have had to employ various local management companies based in Central Florida to look after the day to day running of the homes.  All these companies have fallen well short of the services we expect as owners and the levels of service we provide back in the UK.  The owners generate all the bookings for their own homes, liaise with guests by telephone and email and update, decorate and further improve their properties on each visit to Florida.

The three properties that were privately owned are to be absorbed into the corporation. Another property is to be added to the portfolio shortly giving more choice to renters and a greater income potential for the company. A separate home has also been purchased which will accommodate the owners and act as a home office. 

During the past three years the owners have learnt a great deal about property management and feel that the natural progression would be to use their skills and experience to create their own business.  Over time many informal contacts have been made making it easier for the owners to move seamlessly into this new business venture. 

Scope for Growth 

Although there are many companies (almost 700) providing these services in Central Florida it is our experience that there are very few who can provide a quality service such as ours.  With the huge amount of new homes being built in the area there is an ample amount of accounts for us to pursue. Our home office is based on Highway 27 close to many new developments. Within a 3 mile radius there are over 5 brand new developments each with many hundreds of homes. The base location was also chosen as the new Disney entrance road (Hwy 429) has now been completed during April 2006.  The will ensure that the area will become much more developed and this process has already begun with the building of huge stores such as Super Walmart as well as the new communities. The location of this base is ideally located to service these new communities.  

Together we believe the owners have the skills and enthusiasm to create an excellent management company that will benefit the owners, their employees and their home owners. 

Developments

Product branding – The business will be promoted in a variety of ways which will put us to the fore of Florida property management.  We have already invested in an easy to remember web address; www.villa.us and a UK radio campaign to raise awareness of the business and build the brand. The brand will be further strengthened by adding signage to all company vehicles, of which there will be two initially. All staff will wear a branded uniform promoting awareness and conveying an air of professionalism. All guests will be offered items such as key fobs and fridge magnets with the company logo and details.  This will ensure that we will not be forgotten by past customers should they return to Florida.

Marketing and promotion – Our services for both owners and guests will be advertised through various mediums. Internet advertising will be key to the success of the business. Two major forms of web advertising will be employed. Search engine positioning will be enhanced and improved from it’s already strong position. As well as this ‘free’ advertising we will also subscribe to our two preferred Pay Per Click providers, Google Adwords and Overture (now Yahoo Search Marketing). Find What and Espotting pay per click models may also be used in the future once we have established the success of these solutions.

As mentioned earlier a radio campaign has been commissioned and has been running since June 2004. Should this medium prove a success we can extend this programme. The current campaign has an audience of around a 250,000 and is aired on Silk FM.  Silk FM’s coverage area has been carefully chosen as it’s catchment area covers some of the most affluent areas of the country, namely Wilmslow, Knutsford and Alderley Edge to name a few. 

We will also use magazines and other paper publication to advertise our homes and generate new business.

Repeats and Referrals- Due to the high levels of service we expect to secure a lot of repeat business, this is of course free advertising.  In addition we will be introducing a scheme by which guests can make a small commission for any referrals they send to us  Details of how to pass on referrals will be detailed in the information folders left in each of the homes.

All owners will be offered a discount rate for us to create and publish a visual tour of their property.  We have been using this approach for our private homes and this really does give us an advantage over other owners as the potential guest gets to see exactly what they are getting for their money.  We use www.visualtour.com to enable us to provide this service.

Office in the U.K.

We will have a home office in the UK manned by one person. By providing our renters and owners with this local presence we can more easily attract British and European guests. This would give non-US guests more confidence in the company and enable us to give a more personal service even though we are based in the US. The office will be equipped with existing computer hardware along with printing, scanning and fax machines.

The above methods can also be utilised to generate business in other areas of the company such as additional pool and lawn accounts, web design and visual tours, furniture packages and further full service management accounts.

Cleaning, pool care, lawn and yard maintenance will be brought in house to increase profit margins.

Several new services will be introduced.  These include meet and greet, welcome food packs and hiring of items such a BBQ’s, cots/cribs, highchairs, strollers and computer game consoles.

In addition we will be offering more specific services such as full office facilities in certain homes. Over the past few years there has been an increasing demand for this type of facility, and we intend to secure more of the business market.

Furniture packages will also be offered to both our homeowners and external customers. A series of packages will be offered to range from a full home install to an upgrade of existing furnishings. Window treatments can also be included as an option.

 In addition to the basic weekly lawn and yard maintenance a more specialized landscaping service will be available through one of our subcontractors.

Visual tours which will be offered to our owners will also be created and published for villa and home owners who are not directly managed by us. This will also include the creating of websites for new owners.
